The ten most expensive property transactions recorded across Cyprus in October 2025 reached a combined value of €87.6 million, with Limassol firmly maintaining its position as the island’s leading luxury property market, according to data processed and published by Ask Wire.
The highest-value sale of the month was a €15.2 million, three-floor apartment in Potamos Germasogeia, underlining Limassol’s long-established strength in high-end property transactions.
Limassol accounted for eight of the ten most expensive sales, while the remaining two were recorded in the free Famagusta district, specifically in Ayia Napa.
Commenting on the findings, Ask Wire CEO Pavlos Loizou said that “Limassol continues to play a decisive role in the high-end property market.”
He added that it is “the district where transactions in the seven- and eight-figure range occur more frequently,” noting that sales of this magnitude, “especially involving apartments” are rarely seen in other districts.
Turning to Germasogeia specifically, Loizou said that “in that area in particular, we consistently observe high-value sales over time.”

The eight Limassol sales featured in October’s top ten totalled almost €77 million, while the two transactions in Ayia Napa were valued at approximately €11 million.
Of the ten most expensive deals, four involved residential properties—three apartments in Potamos Germasogeia and one house in Ayia Napa—amounting to €31.9 million in total. A further three transactions concerned fields, with a combined value of €16.9 million.
Ask Wire emphasised that the data is based on completed sales transactions and highlights the ongoing strength of Cyprus’ luxury property market, with Limassol continuing to act as its focal point.
